Selling Process

Value Your Property
Our valuation service is conducted by one of our in house valuers at a time convenient to you.

Initiation
If you are are happy that our service is right for you, please contact us to register on 01706 868343 . If you are still unsure about anything then please mail us at emma@emmasphere.co.uk

Contact
Once we have your registration We will then arrange a convenient time for our digital imaging team to visit your property. This usually takes 3/4 of an hour depending on the size of your property. They will take virtual tours and photographs.

Marketing
When our team returns with your data, we create your property profile and will begin to market your property.

Monitoring and feedback
During the sales process you will have access to relevant information such as the amount of virtual viewings we have conducted through your profile. We will send you regular email/ telephone or texts updates of any developments and our staff are here for you should there be anything you wish to discuss.

Viewings
Interested parties contact us if they wish to arrange a viewing. We make certain they are matched to your requirements and that they are genuinely interested in your property. We do this to avoid conducting any unnecessary viewings. You will be informed when there is a viewing request via email, SMS or telephone.

Offers
When an offer is made to us by a potential purchaser, our expert negotiators work tirelessly with you to ensure progress towards the right deal in all respects. When you accept an offer, letters are sent to you, the buyer and the respective solicitors. We have a strong view on gazumping, please note we do not accept any other offers on your behalf once you have accepted a final offer! We do this to give potential purchasers the security they need once their offer has been accepted.

Conveyancing
Once the the buyer's solicitor has checked all relevant documentation, any omissions are raised and a local authority search is initiated.

Survey
A surveyor will be appointed by the buyer or their lender. The survey establishes the structural integrity of the building and it's value. Mortgage offers should then be issued.

Exchange of contracts
Your solicitor will report to you with the contract when ready for signing. You then have to agree a completion date with your purchaser or their solicitor. If you are in a chain, a simultaneous exchange with your next purchase carried out using the deposit from your sale?

Completion
Completion usually can only take place between 9am and 3pm on a weekday. Congratulations! Our fees should be paid by your solicitor from the sale proceeds.
